Shady Hollow | the Neighborhood

Shady Hollow is one of the better known and best-liked neighborhoods in the Austin area. The development actually includes three areas: Shady Hollow, Shady Hollow West, and The Estates of Shady Hollow. Shady Hollow is known for its location in South/Southwest Austin, its many trees, and its nice homes. To get to Shady Hollow, follow Brodie Lane south from W. Slaughter Lane. The entrance is marked by signs on both sides of Brodie.

Shady Hollow | Amenities

The neighborhood features both the Shady Hollow Community Center for meetings, parties, etc., and the neighborhood Capistrano Park. Both the center and the park have tennis and basketball courts, play equipment for neighborhood children and picnic facilities. The park also has a very nice swimming pool for its residents and their guests to enjoy. Shady Hollow West features another park and nature area. Homeowner membership in the Shady Hollow Homeowner Association is required.

Shady Hollow | Homes

Shady Hollow development was started in the early 70’s and was completed in around 2002 with the addition of homes in Shady Hollow West. The homes in Shady Hollow range in size from just over 1,540 sq. ft. to almost 4,000 sq. ft. In the first half of 2010, sales prices have ranged from $202k to $420k. Most lots in Shady Hollow are blessed with large trees, and many are at least 0.2 acres in size or larger.

Homes in the Estates of Shady Hollow were mostly built in the 80’s & 90’s on lots at least one acre in size. These homes range in size from around 2,130 to almost 5,000 sq. ft. Sales in 2010 have ranged from the $320s to $510k. The Estates of Shady Hollow lots typically have a good number of mature trees.

Shady Hollow is Unincorporated

Shady Hollow potential homebuyers may not realize that Shady Hollow is an unincorporated area (not part of the City of Austin, but it is in the City of Austin ETJ). As a result, property tax rates are a bit lower in this Shady Hollow than they are in adjacent subdivisions. This applies also to the Estates of Shady Hollow located just to the south of Shady Hollow.

Shady Hollow | Schools

Shady Hollow Austin students attend three schools operated by the Austin Independent School District: Baranoff Elementary, Bailey Middle School and Bowie High School. The newest ratings of the TEA (Texas Education Agency), released at the end of July 2010, gave Baranoff an Exemplary rating. Bowie and Bailey received Recognized ratings.

Shady Hollow | Nearby Neighborhoods

A number of other subdivisions in the Shady Hollow area associate themselves with Shady Hollow. These include Barker Ranch at Shady Hollow, Southland Oaks (Villages of Shady Hollow), and Bauerle Ranch at Shady Hollow (the Estates of Bauerle Ranch). Other neighborhoods in the immediate vicinity of Shady Hollow include Brodie Springs, the Bridges at Bear Creek and Oak Parke (Oak Creek Parke). In late 2010, new homes are still being built in Brodie Springs and the Bridges at Bear Creek neighborhoods.
